Novare Design provided structural engineering design for this five-level residential house on a corner site in Grey Lynn, Auckland. The building comprises a separate basement garage/studio, three main living levels and roof terrace on a small footprint of only 30m2.

Novare’s scope was to provide Specific Engineering Design to support the Building Consent application. In-situ reinforced concrete elements were selected for all primary load-resisting elements, including insulated “sandwich” walls. Subtle detailing was required at corners and connections to suit the in-situ construction sequence and avoid thermal breaks in the insulation.

Three-dimensional finite element analyses were carried out due to the complex distribution of actions through the walls and transfer elements.
